This giveaway (the “Giveaway”) is sponsored by Brian Mitchell, a licensed Arizona real estate salesperson and REALTOR® (License #SA720974000) with Arizona Premier Realty Homes & Land LLC(the “Sponsor”). “Buy the Bright Way” is a marketing brand used by the Sponsor; it is not a separate company or brokerage.

Disclosure: the Sponsor is affiliated with, and works as a salesperson for, Firefly Lights (the provider of the prize) and Polar Mist, and may receive compensation from these companies.

Open to legal residents of the State of Arizona who are 18 years of age or older at the time of entry. Employees of the Sponsor and Arizona Premier Realty Homes & Land LLC, and their immediate family and household members, are not eligible. Void where prohibited by law.

The Giveaway runs on an ongoing basis. The Sponsor hosts “Find Brian” live events from time to time — for example weekly, and sometimes more often — announced through the Sponsor’s live streams on Instagram, Facebook, or TikTok. Each event begins when the Sponsor starts that live stream and ends when a winner is confirmed or the Sponsor ends the event, whichever comes first. The Sponsor may add, reschedule, or cancel events at its discretion.

Follow the Sponsor on Instagram, Facebook, or TikTok and watch the live video. The Sponsor will be located at a publicly accessible spot in the Phoenix Valley and will share clues during the stream. The first eligible person to physically locate the Sponsor and say “Buy the Bright Way!” in person, as determined by the Sponsor in its sole discretion, wins the prize for that event. One (1) winner per event.

The prize is a Firefly Lights Back Yard 50LF DIY Kit (approximate retail value $499.00) — a do-it-yourself permanent-lighting kit perfect for patios and backyards. It does not include professional installation. The prize cannot be exchanged for cashand has no cash value; there is no substitution or transfer, except the Sponsor may substitute a prize of equal or greater value if the advertised prize becomes unavailable. One (1) prize is awarded per event; the number of events, and prizes, is at the Sponsor’s sole discretion.

To claim the prize, the winner must be present, be at least 18, and show valid government-issued photo ID. If the first finder is ineligible, declines, or cannot verify eligibility, the Sponsor may award the prize to the next eligible finder or not award it at all.

Participation is voluntary and at your own risk. Participants must obey all laws, including traffic and pedestrian laws, and must not trespass on private property, model homes, or construction sites. By participating, you agree to act safely and responsibly and you assume all risks associated with participating.

The event is recorded and streamed live. By participating or appearing on camera, you consent to being photographed, filmed, and recorded, and you grant the Sponsor an irrevocable, royalty-free right to use your name, voice, likeness, and image in any media for advertising and promotion, without further compensation or approval. You release the Sponsor, Arizona Premier Realty Homes & Land LLC, and their agents from any claims arising out of participation, the prize, or the use of your likeness, to the fullest extent permitted by law.

This Giveaway is not sponsored, endorsed, administered by, or associated with Instagram, Facebook, or TikTok, or any other social media platform. You release these platforms from any and all liability related to the Giveaway.

The winner is solely responsible for all taxes on the prize. The value of the prize may be reported to tax authorities (e.g., IRS Form 1099) as required by law.

The Sponsor may modify, suspend, or cancel the Giveaway at any time, including for reasons of weather, safety, or circumstances beyond its control. All decisions of the Sponsor are final. This Giveaway is governed by the laws of the State of Arizona. This Giveaway is a promotion separate from, and not conditioned on, the “Buy the Bright Way” home-purchase offer.
