Buy the Bright Way OfferTerms & Conditions

This promotion (the “Offer”) is presented by Brian Mitchell, a licensed Arizona real estate salesperson and REALTOR® (License #SA720974000) with Arizona Premier Realty Homes & Land LLC. “Buy the Bright Way” is a marketing brand used by Brian Mitchell; it is not a separate company or brokerage. All real estate services are provided through Arizona Premier Realty Homes & Land LLC. By participating, you agree to these terms.

1. Promotion Period

The Offer is valid for buyers who enter into a purchase contract on or between July 14, 2026 and July 14, 2027, and who close escrow on or before July 14, 2027. Contracts entered into before the start date or after the end date do not qualify.

2. Eligibility

To qualify for the Offer, a buyer must:

  • Sign a buyer-broker (buyer representation) agreement with Brian Mitchell and be represented by Brian Mitchellas the buyer’s agent of record for the transaction;
  • Complete the purchase by closing escrow on an eligible property within the Promotion Period; and
  • Be at least 18 years old and legally able to enter a contract.

Eligible property means an owner-occupied residential property (1–4 units) located within Arizona. Excluded: land/lots, commercial property, investment or rental property, and new-construction purchases in which the buyer is not represented by Brian Mitchell.

New construction: For purchases of newly built homes from a builder, the buyer must register or identify Brian Mitchellas their buyer’s agent on their first visitto the builder’s sales office or model home, and the builder must pay Brian Mitchella buyer’s-agent commission on the purchase. Purchases where Brian Mitchell is not registered on the first visit, or where the builder does not pay Brian Mitchell a commission, do not qualify for this Offer.

Limit one (1) lighting package per qualifying transaction and per household. The Offer applies to the purchased property only.

3. What's Included

Qualifying buyers receive one standard Firefly Lightspermanent exterior trim-lighting package (the “basic package,” approximate retail value $4,500), professionally installed on the front of a standard single- or two-story home.

Coverage: The Offer covers permanent holiday lighting across the front of the home only, extending to the fence line. It does not include the sides or back of the home, detached structures, or any area beyond the front fence line.

Additional linear footage, unusually tall or complex rooflines, detached structures, or non-standard installations may require additional cost, paid by the buyer. Brian Mitchell reserves the right to substitute a comparable product of equal or greater value.

HOA alternative:If the property’s homeowners association (HOA) or governing rules do not permit the permanent exterior lighting, the buyer may instead elect a Polar Mist high-pressure patio misting system for the patio (approximate retail value $4,500) in place of the lighting package. The standard misting package includes a high-pressure AeroMist pump and a stainless steel mist line. The buyer may receive the lighting or the misting system, not both.

4. Installation

Lighting is provided as a post-closing gift — it is not a credit at closing and does not reduce the purchase price. Installation is scheduled after escrow closes and is subject to installer availability, weather, and the structural suitability of the property.

The buyer is responsible for obtaining any required homeowners association (HOA), municipal, or other approvals or permits. If the HOA or property rules do not permit the lighting, the buyer may instead choose the Polar Mist high-pressure patio misting system alternative described in Section 3.

Any product warranty is provided solely by the manufacturer and/or installer. Brian Mitchell and Arizona Premier Realty Homes & Land LLC are not responsible for product performance, defects, service, or warranty claims.

5. Exclusions & Limitations

  • The Offer is non-transferable, has no cash value, and may not be exchanged for cash, credit, or a commission reduction.
  • The Offer may not be combined with any other offer or promotion.
  • The Offer is not valid for buyers already under contract before the start date or already represented by another agent or broker.
  • If required, the buyer is responsible for disclosing this gift to their lender; the Offer is subject to lender approval.
  • Void where prohibited by law, HOA, lender, or contract.

6. Taxes

The buyer is solely responsible for any taxes arising from the Offer. The value of the gift may be reported to tax authorities (for example, on IRS Form 1099) as required by law.

7. General

Arizona Premier Realty Homes & Land LLC reserves the right to verify eligibility and, in its sole discretion, to modify, suspend, or cancel this Offer at any time without notice. The Offer is not a guarantee of any specific property, price, or financing. This Offer is governed by the laws of the State of Arizona.

8. Affiliation & Compensation Disclosure

Brian Mitchell is affiliated with, and works as a salesperson for, Firefly Lights (permanent lighting) and Polar Mist (high-pressure misting systems). Brian Mitchellmay receive compensation from these companies in connection with their products, including products provided under this Offer. Buyers are never required to purchase or use these companies’ products outside of this Offer, and this disclosure is provided so buyers are aware of the relationship.

9. Assumption of Risk & Limitation of Liability

To the fullest extent permitted by law, Brian Mitchell and Arizona Premier Realty Homes & Land LLC are not liablefor any injury, death, property damage, or other loss arising out of or related to the lighting or misting products, their installation, use, maintenance, malfunction, or removal, or to participation in any related promotion, event, or giveaway. Installation and any related activities are undertaken at the buyer’s own risk.

The products and installation are provided by third-party companies (Firefly Lights and Polar Mist); any claim relating to a product or its installation is solely against that company, not Brian Mitchell or Arizona Premier Realty Homes & Land LLC. The Offer is provided “as is,” and any product warranty is provided solely by the manufacturer or installer. Nothing in these terms limits liability where such a limitation is prohibited by law.
